Vacancy: Senior Services Coordinator Location: Dublin Salary:  €50k - €60K + package   3D Personnel are seeking to recruit an experienced Services Coordinator to work with one of Ireland’s leading developers. Our client has an excellent reputation in the construction industry and has a lot of future work planned in Dublin and the surrounding areas. The Services Coordinator will be responsible for managing all service installations strictly in accordance with company procedures and guidelines. This includes managing their services contractors and other related sub-contractors. The ideal candidate will have design coordination and design manager experience.   Duties: Liaising with key stakeholders on a daily basis Develop design proposals at sketch, detail design and production stages. Be a representative at Site Meetings Must be able to explore and identify solutions to complex problems; Checking and reporting on specifications and design drawings; Ensuring that appropriate service/design decisions are met Planning and managing AutoCAD and other documentation of design, installation and as constructed work Co-ordinating his/her work with other members of the project team Programming and facilitating the flow of information between the Design Team and the Services Sub-Contractors Attending meetings with clients, architects and consultants and keeping them informed of progress;   Experience: Third level qualification in Building Services, Mechanical, Electrical or equivalent. Good knowledge of mechanical and electrical services You will have coordination experience with a contractor. Strong knowledge of the building sector. Excellent communication skills.

Representing the Company's interest at meetings held relating to the work under their control. Supporting staff to perform commercial/contractual duties as necessary. Liaising with other departments to provide information to improve the service provided and received by the Commercial / Financial Departments. Preparation of monthly, interim and final valuations, applications for payment, reconciliations of valuations and costs, and certification of amounts for contract, sub-contractors, specialists and suppliers. Providing the necessary information to enable an accurate and regular review of cash flow and position on contracts to be maintained. Recovery of all monies to which the Company is entitled in return for all work undertaken. In conjunction with the Procurement Manager, placing of supplier agreements and sub-contracts on work under the Quantity Surveyor’s control. Providing support, guidance, training and mentorship to develop the commercial team.   Duties Ensure understanding and adherence to all contract obligations by stakeholders. Prepare detailed projected financial outcomes and valuation / cost reconciliations for contract control meetings. Liaise with other departments to provide controls to operate during progress of contracts. Prepare, submit and agree interim and final valuations with client representatives. Prepare contract final accounts. Ensure that supplier agreements & sub-contracts are placed/ managed in accordance with Company procedure. Ensure that all instructions received from client’s representatives are acted upon and all contract obligations are adhered to. Ensure the company's interest are fully protected by contractual compliance Organise, in liaison with senior management, the preparation of contractual claims. Provide the Commercial Manager with sufficient information to enable the preparation of monthly and quarterly records of cash flow controls to be maintained. Advise senior management of all issues which may have an impact on the performance of the Company, whether commercial, operational or otherwise. Ensuring that company HSQE Management Systems and processes are adhered to, implemented and maintained.   Requirements A relevant degree in Quantity Surveying/Engineering (or similar) to support your competency in the role. 7-8yrs experience working with a construction main contractor and or developer Commercially & Contractually aware A member of the relevant Professional Institution.

The company has a very strong reputation for quality and delivery and this is reflected in an enviable standard of development projects that are mix of residential, hotel and commercial offices.  Feedback from within the organisation points to a positive team culture, investment in development training and opportunities for highly competitive remuneration.  Your new role:   This will be one of the biggest projects in Dublin.  You will be part of a Project Management team managing a large scale multi-contract residential / mixed-use development with single point responsibility for project delivery, from planning, value engineering using off site solutions right through to construction and handover to the end user. The role provides leadership to the project construction team to ensure works are carried out to the required quality, Health & Safety and environmental standards, and in full compliance with the Planning Permission. Furthermore it is essential requirement of the role to be highly organised, detail-driven. It is expected that the successful applicant will come from an engineering background and will have a consistent career path to date and an ambitious and motivated outlook on career progression.  What you will need to succeed: Degree / Higher Diploma qualification in Engineering, Quantity Surveying, Construction Management or equivalent 10+ years post-qualification experience of  General Contracting or Builder / Developer exp.  Background in large scale, higher-density residential or commercial construction in complex –inner-city site Excellent working knowledge of latest building regulation and certification standards. Strong commercial acumen and negotiation skills An ability to achieve demanding time and quality targets Have good spoken and written communication skills Be methodical, pay attention to detail and be accurate Good at working with people at all levels and willing to work in a team Self-motivated with ability to work on own initiative. Your Key responsibilities: You will be expected to undertake and assist with the following duties: Project Management of large scale multi-contract residential / mixed-use developments reporting to the Group Construction Director. Provide leadership to the project construction team to ensure works are carried out to the required quality, Health & Safety and environmental standards, in full compliance with the Planning Permission. Preparation of Project Execution Plan including Contracting Strategy, Programme, Budget and risks mitigation plan. Management of the Project Budget and Contract Administration in conjunction with the Project Quantity Surveyor; Management of the Project Programme. Liaison with Planning/Development Team to ensure project value-engineered during the Pre-Construction Stage. Liaison with Sales Management team during the fit-out; marketing and customer completions stages. Management of the Project Design Team during construction to ensure coordination of information flows to the site teams. Coordination of key project stakeholders including statutory authorities and liaison with JV Project partners. Implementation of best practice in project controls, performance management, and Project Reporting.
